Trails
With almost 200 acres of dedicated open space, the community’s extensive trail system is the one of the most popular amenities at Edgemont Highlands.  Each home enjoys direct access to over ten miles of walking and hiking trails.  The walking paths are defined with log borders and a wood-chip surface across more gentle terrain.  The hiking trails are rough cut, similar to National Forest trails, and provide access to the more undisturbed areas of the property.  The Pioneer Trail on the far western end provides direct access to the National Forest.
Community Lodge
The Community Lodge is the centerpiece of Edgemont Highlands. It includes an enclosed mailroom, a large meeting room with floor to ceiling windows, as well as an impressive rock fireplace, two offices, a kitchen and restrooms. Patios and demonstration gardens offer examples of our xeric landscaping guidelines put into practice, and provide an outdoor location for summertime festivities. The Lodge is a great place for the community to meet as a group and also serves as a place for residents to host private functions in a warm and inviting atmosphere.

Florida River Access
Edgemont Highlands residents have access to over a mile and a half of Florida River hiking and exceptional catch and release fishing.  This beautiful stretch of river offers many opportunities for quiet early morning strolls, exciting fly fishing, wildlife watching, or just relaxing while listening to the gentle sounds of the river.

Public Art
The inclusion of public art is an important feature of Edgemont Highlands.  Local sculptor Dave Claussen created the giant steel pine cone at the east entrance, and the oak leaves at the west entrance.  Environmental artist Mary Ellen Long has completed dozens of installations along the trail system, incorporating indigenous materials from the site.  All of these pieces add a richness and unique character to the land.
Architectural Assurances
As an Edgemont Highlands homeowner, one of your most valuable benefits is the assurance that the architectural guidelines and covenants provide. They offer homeowners direction for the use of their site and design of their home, resulting in a sense of community, preservation of the natural beauty, harmonious residential design and enhanced property values.
Utilities
Edgemont Ranch Metropolitan District (ERMD) provides water and sewer services, road maintenance and snow plowing.  There are no water and sewer tap fees, resulting in substantial savings over many other neighborhoods.  Natural gas, phone, electric and cable are stubbed to each lot line, and high speed internet is available from several suppliers.  All utility services are underground.
